Kimco Realty earnings rose in the third quarter of 2026, and the shopping-center owner raised its full-year forecasts for funds from operations and net income per share on October 29.
Kimco Realty earnings and property sale gains
Third-quarter funds from operations, or FFO, rose to $316.2 million, or $0.47 per diluted share, from $300.3 million, or $0.44 per share, a year earlier. Revenue increased 1.9% to $546.147 million from $535.861 million.
Net income rose to $272.5 million, or $0.41 per diluted share, from $130.2 million, or $0.19 per share, in the third quarter of 2025. Kimco said the increase was driven primarily by $122.4 million more in gains on property sales, net of impairments.
Kimco’s explanation of its FFO calculation says gains on property sales, net of impairments, are excluded from that measure. That helps distinguish the increase in net income from the change in FFO.
Full-year forecasts raised
Kimco now expects 2026 FFO of $1.84 to $1.86 per diluted share, up from its previous range of $1.83 to $1.84. It raised its net income forecast to $1.07 to $1.09 per diluted share from $1.00 to $1.03.
The ranges are forecasts for the full year, not completed results. Kimco shares closed at $23.40 on the NYSE in the prior trading session.
