Smartworks guidance for fiscal 2027 revenue growth has risen to 33%–35% from 28%–30%, following strong leasing activity in the July–September 2026 quarter.
Smartworks guidance and quarterly results
The managed office provider reported quarterly revenue of ₹591 crore, up 39% from a year earlier. Normalised EBITDA rose 68% to ₹117 crore, while normalised profit after tax increased 136% to ₹43.4 crore.
Smartworks maintained its FY27 normalised EBITDA margin guidance of 19%–20%, with the margin trending toward the upper end of that range. It also retained its target of adding 2.5 million to 3 million square feet annually. These targets are forecasts, not completed results.
Enterprise clients and planned campuses
Enterprise clients accounted for 91% of rental revenue. Clients occupying more than 1,000 seats contributed 41%, up from 35% a year earlier, while multi-city clients accounted for 35%, compared with 31% in Q2 FY26.
Under its managed office model, Smartworks leases commercial space, fits it out and sublets it to enterprise clients. Its total footprint reached about 17.5 million square feet across 71 centres; that figure includes leased space and space covered by preliminary agreements.
The company said its Eastside campus in Pune and Eastbridge campus in Mumbai are scheduled to become operational in the second half of FY27.
