Allied REIT earnings for the third quarter of 2026 came with a 90% cut to the trust’s monthly distribution as it seeks to reduce debt. Allied Properties Real Estate Investment Trust also raised its occupancy outlook and expanded its property-sale plans.
Key Takeaways
- The monthly distribution will fall to $0.006 per unit beginning with November 2026.
- Allied raised its 2026 disposition target to $650 million–$700 million and lowered its funds from operations outlook.
- Occupied area was 84.9% at September 30, above the trust’s expectations.
Allied REIT earnings and the distribution cut
The Toronto-based trust said on October 28 that the reduced distribution would retain approximately $126 million a year for debt repayment. The new monthly rate is equivalent to $0.072 per unit annualized.
Allied’s 2026 investor release archive lists both its third-quarter results and October distribution announcements. The previously announced October distribution of $0.06 per unit is payable on November 16.
Third-quarter rental revenue fell to $138.1 million from $147.9 million a year earlier. Net income was $21.8 million, compared with a net loss of $113.4 million in the same quarter of 2025.
Adjusted funds from operations, or FFO, were $0.194 per unit. Allied said the figure reflected lower interest income after it stopped recognizing interest on Westbank-related loans during the quarter.

Higher occupancy outlook, lower FFO forecast
Leased area stood at 86.8% at the end of September, while occupied area was 84.9%. Allied leased 427,190 square feet during the quarter across its rental and development portfolios.
Management raised its year-end occupied-area forecast to 86.0%–86.5% from 84%–86%. It expects most of the associated benefit to net operating income and cash flow in 2027, as rents commence.
Allied lowered its full-year FFO forecast to $170 million–$175 million from $185 million–$200 million. It attributed the reduction to the increased volume and timing of property sales, lower interest income and reduced capitalization of interest and operating expenses. The figures are guidance, not completed results.
Property sales and debt repayment
Allied had completed $321 million of property dispositions by the announcement date. Together with firm agreements for additional sales expected to close in the fourth quarter, it had secured approximately $660 million in gross proceeds. The agreements include Toronto House and 19 Duncan, whose sale remains subject to Competition Act approval.
The trust raised its 2026 disposition outlook to $650 million–$700 million from approximately $500 million and plans to direct proceeds to debt repayment. It also expanded its multi-year sale program beyond 2026 by an additional $750 million–$1.5 billion.
Allied expects to repay at least $350 million of its $700 million in bonds maturing in April 2027 using sale proceeds and to refinance the remainder. Its year-end leverage target remains in the mid-11-times range for net debt to annualized adjusted EBITDA.
Next milestone
Allied expects the Toronto House and 19 Duncan transaction to close in the fourth quarter of 2026, subject to approval.
