The Hiranandani Krisala partnership is expanding to four joint-venture projects in Pune and Nagpur with a combined gross development value of more than ₹20,000 crore, the developers said on October 27, 2026.

Key Takeaways

  • The portfolio includes an existing Pune township, two new Pune projects and a golf lifestyle township in Nagpur.
  • The developers say their arrangement is not exclusive, and deal structures will vary by project.
  • The Nagpur project is being funded internally, with no bank loan at this stage.

Hiranandani Krisala partnership project pipeline

The four-project portfolio’s estimated gross development value represents revenue potential, not completed sales. The existing 105-acre Pune township is expected to generate more than ₹7,000 crore, while the Nagpur project is expected to generate ₹2,100 crore.

The new Pune projects comprise another township and a commercial development of more than 1.1 million square feet in the city’s central business district. Krisala Developers managing director Aakash Agarwal said work on the new township would begin soon, without specifying a date.

At the first Pune township, Krisala has sold more than 3,500 units, generating over ₹3,000 crore in revenue over one year, Agarwal said.

Nagpur plans and partnership structure

The Nagpur development spans more than 100 acres and is planned to include a nine-hole golf course, villas, townhouses and plots. Its plotted development will cover around 2.1 million square feet. The land was assembled through outright purchases and a joint venture with one landowner.

The companies are acquiring and developing projects together, but the structure of each deal depends on land ownership and the opportunity. Arrangements could include outright purchases or revenue-sharing agreements with landowners.

Niranjan Hiranandani, chairman and managing director of Hiranandani Communities, said both companies retain their independence and have no fixed commitment to work exclusively with each other.
